  • Facebook groups – possible options, but be cautious of scams.

Key points to check in the rental agreement:
  • Lease term – usually 1+ year, including conditions for living and termination.
  • Utilities – what is included and what is not.
  • Technical maintenance (TZB) – water, heating, and general upkeep.
  • Security deposit (kauce) – maximum of 2 months’ rent, with a signed document confirming payment and refund upon move-out.
Important tips:
  • Never transfer money before signing the agreement.
  • Watch out for suspiciously low rent, especially if the owner claims to be abroad — this may indicate a scam.
  • Clarify who pays the real estate agent (usually one month’s rent).
  • The rental agreement should clearly state the amount you pay if you are listed as the only tenant.
Verifying the landlord:
  • Request a copy of the landlord’s passport and proof of property ownership (výpis z katastru nemovitostí) or management documents.
  • In some cases, arrange a short trial stay to check neighbors, noise, water, and heating.
Upon moving in:
  • Take photos of the apartment’s condition.
  • Document any issues in the handover protocol (předávací protokol).
